Construction in Cornwall tops $50 M through first half of 2012
Cornwall enjoyed a healthy dose of construction activity through the first half of 2012, with 303 building permits being issued for construction projects with a combined value of approximately $55 million.
The latest Building Activity Report from the City’s Building Permit office shows that construction activity has been spread evenly across all sectors, including the residential sector. Of the 303 building permits issued from January to the end of June, 92 were for family units – 18 single family homes, 36 double or duplex units and 6 multi-residential projects totaling 38 units.
By comparison, a total of 298 building permits (including 33 for family units) were issued through the first half of 2011, with a total value of approximately $30 million.
“We’re holding our own this year,” said local builder Guy Menard of Menard Bros & Associates Ltd. “Considering what’s happening elsewhere in North America, we’re doing very good.”
As of the midway point of 2012, there had been a total of 25 building permits issued for new developments, repairs and additions in Cornwall’s commercial sector. Some of the high-profile projects include a new two-storey office building on Montreal Road ($300,000), additions and renovations to St-Hubert restaurant on Brookdale Avenue ($700,000), renovations to Shoeless Joe’s ($100,000) and Tim Hortons ($275,000) on Brookdale Avenue and construction of a new spa facility at the Nav Centre on Montreal Road ($600,000).
Meanwhile, the industrial sector experienced over $40 million worth of activity in the first half of 2012, due in large part to the ongoing upgrade to the Cornwall Wastewater Treatment Plant.
“Our staff continues to experience a high level of activity, and we are working hard to process building permit applications in a timely manner,” said Chris Rogers, Chief Building Official.
The building permit statistics do not include ongoing projects such as the redevelopment of the Cornwall Community Hospital or the construction of the new low-level bridge between Cornwall and Cornwall Island.
At the same time, work continues to bring a number of sites throughout the City to development-ready status. Domtar has been busy remediating a prime former industrial site at the corner of Seventh Street and Cumberland Street and the site is being is actively marketed to new developers.
The City of Cornwall has completed remediation work on the former site of the Si Miller Arena on Water Street and is seeking a buyer interested in redeveloping the site. Meanwhile, Toronto-based Goldmanco has submitted a plan to construct a new commercial shopping centre at the corner of McConnell Avenue and Ninth Street.
Further along is the Kings Landing apartment complex which is slated to being construction shortly. The seven-storey development will be located on the former Courtaulds site on Montreal Road.
“Cornwall has enjoyed a tremendous amount of construction activity and investment over the past few years and it is encouraging to see that momentum continuing through 2012,” said Mayor Bob Kilger. “The activity in the residential sector is certainly welcome as we continue with our resident attraction efforts.”
The above figures were for the first six months of 2012 and do not include building permits issued since then, such as the major redevelopment of the Your Credit Union office on Second Street West.
